What Berkshire homes have in common

Berkshire covers a wider span of housing than most counties its size. Bracknell was designated a new town in 1949 and much of it dates from the decades after. Reading and Windsor hold a great deal of Victorian and Georgian stock. Around all of it sit the commuter estates built from the 1980s onwards.

That means there is no typical Berkshire system, and a boiler sized on the number of radiators alone tends to disappoint. What the property is made of matters as much as how big it is.

The one thing almost every home here shares is hard water. Much of the county sits on chalk, so scale builds up in heat exchangers and cylinder coils over the years. It shows first as hot water that is slower and weaker than it used to be, long before anything actually fails.

That is normal for the area rather than a sign of a bad installation, but it does mean annual servicing earns its keep here more than it might elsewhere.
